The listing presentation is a comparison exercise: the seller is deciding what makes you different from the other two agents they're meeting this week. A cinematic marketing plan, shown, not described, is the clearest differentiator available right now.
The demo flow that closes
- Before the meeting, pull 5–6 photos of the seller's home from the old listing, tax records, or a quick drive-by, or use a comparable past listing.
- Generate a 20-second teaser of their actual home in motion.
- Open the laptop mid-pitch: "This is how your home will look to every buyer on Instagram the day we launch."
The script
"Most agents will put your home on the MLS with photos and wait. My listings launch with cinematic video on every channel buyers use, here's what that looks like for your home specifically." Then press play and stop talking. The video does the persuading.
Follow-up that seals it
Send the teaser clip after the meeting with one line: "Imagine this with professional photos." It gets forwarded to spouses, and it keeps you the most memorable of the three pitches.
